SYSTEM ANATOMY

Five layers. One engineered roof system.

A roof installation is not a surface, it is a stack. Every layer has a job, and the one that fails is almost never the one you can see from the street. Scroll to seat each layer and see exactly what a new roof buys you, from the deck up.

L-01

Deck & structure

Roof deck sheathing inspected and re-nailed to code, with soft or rotten boards replaced before anything covers them.

SYSTEMS WE INSTALL

03 / 11

Four proven systems. Zero guesswork.

A roof installation is only as good as the system on top of it, so we will tell you which one fits your home and which one does not, including the times the cheaper option is the right call. Los Angeles gives a roof close to 280 sunny days a year, so UV, not rain, is what ages most of them.

THE ROOF INSTALLATION WEEK

04 / 11

Five days. Documented, protected, swept.

Here is what actually happens at your house, including the noisy parts nobody warns you about. Most roof installations in Los Angeles run three to five working days, and the schedule is in your hands before the first tarp goes down.

D-01

Protect & tear off

Landscaping tarped, driveway protected, and the old roof stripped and in the dumpster the same day. If the house is carrying two or three old layers, this is the day that tells us so.

LOUDEST DAY / 7AM-3PM

D-02

Deck repair & dry-in

Sheathing repaired and re-nailed, then underlayment goes down and your home is watertight by nightfall. This is the day a roof installation stops being a risk to the house. Nothing on this job is ever left open overnight.

HOME SEALED BY EOD

D-03

Flashing & detail metal

Valleys, walls, chimneys and every penetration get new metal. It is the slow, careful day that decides whether a roof ever leaks, and it is the first day a rushed crew cuts short.

THE CRAFTSMANSHIP DAY

D-04

Field installation

The visible layer goes down fast, because everything underneath it was done right. Tile and standing seam metal take longer here than architectural shingle.

PERMITS + CODE

05 / 11

Roof installation Los Angeles: permit, Title 24, fire code.

Roof installation Los Angeles rules come from two places, the city and the state, and between them they decide what is allowed on your roof before anyone talks about how it looks. We pull the paperwork, specify to the standard, and stand on the roof with the inspector.

REQ-01

The LADBS permit

Reroofing in the City of Los Angeles is permitted work, and any roofing contractor in Los Angeles has to close that permit with a city inspection before the job is finished. We file it, schedule the inspection and hand you the signed card. Unpermitted roof work almost always surfaces later, usually in escrow, when a buyer asks for the permit history on the house.

WE FILE / WE CLOSE

REQ-02

Title 24 cool roof

California energy code applies to a reroof once more than half the roof area is replaced. Los Angeles sits in climate zones 9 and 10, where a steep slope roof has to meet a minimum solar reflectance and thermal emittance, so Title 24 cool roof compliance is settled with the documentation in hand rather than after the fact.

ENERGY CODE / ZONE 9-10

REQ-03

Class A fire rated roof, Los Angeles fire zones

Hillside addresses and Very High Fire Hazard Severity Zones require a Class A fire rated assembly, and most carriers now expect one wherever your home sits on the map. Every roof system on this page is available as a Class A build, with ember resistant venting where the assembly calls for it.

CHAPTER 7A / CLASS A

REQ-04

Inspection and sign-off

The inspector looks at the deck, the nailing pattern and the finished assembly, which is exactly the work a rushed Los Angeles roofing contractor covers up. We meet them on site every time, because a failed inspection on a roof is not a paperwork problem, it is a tear-off problem.

ON SITE / EVERY TIME

REQ-05

Solar, skylights and overlays

Solar panels have to be detached and reset by an authorized contractor, skylights are far cheaper to replace while the roof is already open, and some hillside and HOA overlays limit the profiles and colors available to you. All three change the scope of a roof installation, so we settle them at the quote stage instead of mid-job.

PLANNED / NOT IMPROVISED

PERMIT, TITLE 24 PAPERWORK AND CITY INSPECTION ARE INCLUDED IN EVERY WRITTEN QUOTE

SEC / 06

THE NUMBER

06 / 11

A fixed number, itemized, before a single shingle moves.

Roof installation cost in Los Angeles comes down to five measurable things. We measure all five on your roof, then put the number in writing. We do not publish an average price per square foot, because an average belongs to somebody else’s house. Call us and we will price yours.

Pitch & access

Steeper roofs and tight hillside lots take more labor hours, more safety rigging and more time moving material. A single story home on a flat lot and a hillside home above a canyon road are not the same job.

Layers coming off

One old layer or three changes tear-off time, dumpster count and disposal weight. We establish which you have before we quote, not on the morning we start.

System you choose

Shingle, tile, metal or cool roof sets the ceiling on material cost, and lifespan sets what that money is worth per year. The cheapest roof and the best value are rarely the same product.

Deck condition

Hidden rot is priced per sheet, in writing, so a soft deck is never a day-of surprise. You approve any deck work before a single board is replaced.

Solar, skylights and vents

Panels that have to be detached and reset, skylights replaced while the roof is open, and venting brought up to code all belong in the quote from the start. Every one of them is cheaper to do now than to come back for later.

AFTER THE CREW LEAVES

07 / 11

Two warranties. Know which one covers what.

Workmanship warranty vs manufacturer warranty is the distinction that decides who pays, and most homeowners learn it at the worst possible moment. Every roof installation carries both promises. Here is how ours work, in plain language, before you need them.

W-01

Workmanship, from us

Our written 20-year workmanship warranty covers the installation itself: the fastening pattern, the flashing, the valleys and every penetration through the roof. Installation is where the large majority of roof leaks begin, which makes this the document worth reading before you compare quotes.

20 YEARS / IN WRITING

W-02

Materials, from the manufacturer

Shingles, tile, panels and underlayment carry the manufacturer warranty against product defects. As a GAF certified and Owens Corning preferred installer we build to the spec those warranties require, because an out-of-spec installation can void the material coverage you already paid for.

GAF / OWENS CORNING

W-03

Registration and transfer

Enhanced manufacturer coverage usually has to be registered within a set window after the roof installation, and it is the step homeowners miss. We register your system and hand over the paperwork, including what transfers to the next owner if you sell the house.

REGISTERED FOR YOU

W-04

What is not covered

No workmanship warranty covers storm damage, a falling branch, foot traffic from another trade, or a roof somebody else has modified after we left. Those are insurance claims or separate repairs, and we will tell you plainly which one you are looking at rather than open a warranty claim that was never going to hold.

QUICK ANSWERS

10 / 11

Roof installation questions, answered.

The roof installation questions Los Angeles homeowners actually ask us on the phone, answered the same way we answer them in the driveway.

How much does a new roof cost in Los Angeles?

It depends on your roof, so we price it after we measure it. Pitch and access, the number of old layers coming off, the system you choose and the condition of the deck are what move the number, and not one of them can be judged from the curb. Call us at 747-298-6407 for a free roof inspection, and we will put a fixed roof installation quote in writing, usually within 48 hours.

How long does a roof installation take?

Most roof installations are finished in three to five working days. A straightforward asphalt shingle roof installation runs at the short end, while a tile roof installation, standing seam metal and a deck that needs repair push toward the long end. A flat roof installation sits in between, because the membrane work is slower but the area is usually smaller. You get the schedule in writing before we start, and the house is watertight at the end of every single day.

Do I need a permit to replace my roof in Los Angeles?

Yes, and the permit has to be closed out by a city inspection. Reroofing is permitted work in the City of Los Angeles, and unpermitted roof work tends to surface later in escrow when a buyer asks for the permit history. We file the permit before your roof installation starts, meet the inspector on site and hand you the signed card when the job is done.

What is the best roofing material for the Los Angeles climate?

UV decides it here, not rain. Architectural asphalt shingle gives most Los Angeles homes the best value per year and the fastest install, clay and concrete tile lasts the longest and suits Spanish and Mediterranean rooflines, standing seam metal reflects heat and serves for decades, and single ply or coated systems are the answer on flat and low slope roofs. We recommend the system your framing, pitch and budget actually support, and we say so when the cheaper one is the right call.

Can you install a new roof over the old one?

We do not recommend it and we do not sell it as a shortcut. A layover hides the deck, so rotten sheathing and tired flashing stay in place under a brand new surface, and the extra weight and trapped heat shorten the life of everything above it. Every roof installation we quote is a full tear-off, which is also the only way we can warrant what sits underneath.

Should I repair my roof or replace it?

Age and the pattern of the damage decide it. One flashing leak on a ten year old roof is a repair, while granule loss across the whole field, brittle or cupping shingles, leaks appearing in different places, or a roof already past its material lifespan is a replacement. Our free inspection comes with photographs, so you can see for yourself whether you are looking at a repair or a full roof installation.

Workmanship or manufacturer warranty: what is the difference?

One covers how the roof was installed, the other covers the products on it. Our written 20-year workmanship warranty covers fastening, flashing, valleys and penetrations, which is where the great majority of roof leaks start. The manufacturer warranty covers defects in the shingle, tile, panel or underlayment, and an out-of-spec installation can void it, which is exactly why manufacturer certification is worth checking.

Do I need a Class A fire rated roof?

If your address sits in a hillside area or a Very High Fire Hazard Severity Zone, code requires a Class A rated assembly, and many insurers now expect one regardless of the zone. Every roof installation we quote is available as a Class A build, with ember resistant venting where the assembly calls for it. We confirm your zone before we quote, not after.

What is a Title 24 cool roof, and does mine have to be one?

Title 24 is the California energy standard, and it applies to a reroof once more than half the roof area is replaced. Los Angeles falls in climate zones 9 and 10, where a steep slope roof has to meet a minimum solar reflectance and thermal emittance and the product has to be documented on the permit. We select a compliant system up front and file the paperwork with the permit application.

Do you install roofs across all of Los Angeles?

Yes. We cover the City of Los Angeles end to end, the hillside streets and the flats, including the zones where a Class A assembly or Title 24 cool roof compliance is not optional. Recent Los Angeles work includes a full tear-off and replacement, a clay tile installation over new underlayment, and a reflective cool roof on a low slope home. Tell us the address when you call and we will confirm it before anything is scheduled.

Do you remove and reinstall solar panels during a roof installation?

Yes, and it is planned before the crew arrives. Panels are detached, stored and reset once the new roof is on, the wiring is reconnected and tested, and the work is done by a contractor authorized to touch your system so the solar warranty survives. The detach and reset appears in your written quote rather than as a mid-job surprise.

What happens if it rains during my roof installation?

Nothing is left open. We only tear off what the crew can dry in that same day, and the roof is sealed or tarped before anyone goes home. Los Angeles gives us a long dry season, so most roof installations never see a drop, but a winter forecast can move a start date by a day or two and you will hear that from us before it happens, not after.
